The Senior Property Manager is responsible for the strategic oversight, operational management, and financial performance of a portfolio of retail commercial properties. This position ensures maximum asset value through effective property operations, tenant relations, lease administration, budgeting, capital planning, and vendor management. The ideal candidate will possess extensive retail property management experience, strong financial acumen, and a proven ability to manage multiple properties while delivering exceptional tenant satisfaction and ownership returns.

Essential Duties & Responsibilities

Portfolio Management

• Oversee a portfolio of retail shopping centers, mixed-use developments, and commercial properties.
• Develop and execute property management strategies to maximize occupancy, tenant retention, and asset value.
• Conduct regular property inspections to ensure maintenance, safety, and brand standards are met.
• Coordinate with asset management and ownership teams on business plans and investment objectives.
• Monitor property performance and recommend operational improvements.

Financial Management

• Prepare and manage annual operating budgets and capital expenditure budgets.
• Review monthly financial statements, variance reports, and operating expenses.
• Analyze financial performance and implement cost-control measures.
• Oversee CAM reconciliations, rent collections, and accounts receivable.
• Assist with forecasting, budgeting, and long-term capital planning.

Tenant Relations & Lease Administration

• Maintain strong relationships with retail tenants and respond promptly to tenant concerns.
• Coordinate tenant move-ins, renewals, relocations, and expansions.
• Ensure compliance with lease requirements and monitor critical lease dates.
• Collaborate with leasing teams to support occupancy goals and tenant retention strategies.
• Resolve tenant disputes and operational issues professionally and efficiently.

Operations & Maintenance

• Oversee property maintenance, repairs, landscaping, security, and janitorial services.
• Manage third-party vendors, contractors, and service providers.
• Ensure compliance with local, state, and federal regulations.
• Monitor preventative maintenance programs and building systems.
• Manage emergency response procedures and risk mitigation initiatives.

Leadership & Team Management

• Supervise Property Managers, Assistant Property Managers, and administrative staff as assigned.
• Provide coaching, training, and performance management.
• Foster a culture of accountability, customer service, and operational excellence.
• Coordinate cross-functional efforts with leasing, accounting, construction, and asset management teams.

Required Qualifications

• Bachelor's Degree in Business Administration, Real Estate, Finance, Property Management, or a related field required.
• Minimum 7+ years of commercial property management experience, including 5+ years managing retail properties and portfolios.
• Demonstrated experience managing multiple retail assets simultaneously.
• Strong understanding of lease administration, CAM reconciliations, budgeting, and financial reporting.
• Experience working directly with property owners, investors, and executive leadership.
• Proficiency with property management software such as Yardi, MRI, AppFolio, or similar platforms.
• Advanced Microsoft Office skills, particularly Excel.
• Strong leadership, organizational, and communication abilities.

Preferred Qualifications

• CPM (Certified Property Manager), RPA (Real Property Administrator), or similar professional designation.
• Experience managing retail shopping centers, lifestyle centers, or mixed-use properties.
• Knowledge of construction management, capital projects, and tenant improvement programs.
• Bilingual English/Spanish preferred
